Possession, on your timeline.

About Us

We are Texas real estate owners and investors who understand, firsthand, the cost of delay after a court awards possession. Like many landlords, we have experienced the gap between when a writ of possession is issued and when it is actually served—and the financial and operational uncertainty that gap creates.

Under Texas law, service of a writ of possession is a ministerial act that must occur within a defined timeframe. When that timeframe passes without service, property owners are permitted to have the writ executed by a qualified law enforcement officer. Our company exists to provide that solution.

We work exclusively with properly credentialed Texas peace officers who are authorized to perform off-duty civil services and trained in lawful writ execution. Our role is limited, professional, and compliance-driven: to serve court-issued writs exactly as ordered, and to do so without unnecessary delay.

Why We Do It

As owners and investors, we know that possession is not an abstract legal concept—it determines cash flow, rehabilitation timelines, and the ability to move a property forward. When a judgment is granted, extended delays erode its value.

We do this work to restore predictability to the post-judgment process. Not to escalate disputes, but to bring them to a lawful conclusion. By combining statutory authority, trained officers, and a disciplined process, we help ensure that court orders are carried out when the waiting period has ended—cleanly, professionally, and by the book.

Country

We provide fast, lawful service of writs of possession in Texas when statutory deadlines have passed. When a writ is issued but not served within the required timeframe, property owners may retain a qualified law enforcement officer to execute the writ.

Our service connects landlords, law firms, and property managers with properly credentialed Texas peace officers authorized to perform off-duty civil services. Every writ is reviewed for eligibility, served exactly as ordered by the court, and documented from start to finish.

No shortcuts. No escalation. Just timely execution—by the book and on the clock.

We coordinate lawful access for locksmiths after a writ of possession has been executed, ensuring that rekeying occurs only after possession has been properly restored pursuant to a court order. Once execution is confirmed, a licensed locksmith may rekey up to four (4) doors as part of the post-execution process.
